According to a recent survey I found out that there are 35% properties in my city which are vacant not because people are not buying them, but because the builders are building more properties than necessary just so that they can upsell them in the next 10 years, hence to even find an empty plot or to be able to afford a plot in even tier-3 cities has become difficult.

my Father a goi employee had a basic salary around 6k in 1997, he was diploma holder. My engineering college in 2017 in MUMBAI , many private firms were came for campus with a package of 6k per month. I worked as an electrical engineer in Indian MNC and they hired me on 8k per month, expected me to work 12 hours, 7 days a week. And these Indian MNC are getting profitable every year but in India due to non availability of gov interference in private firms they can exploit people. salary not increasing, toxic work life in corporates, gov taking tax after tax, gov is not helping against exploitation by corporates common man.

I live at Panvel, Navi Mumbai. 45-50km away from Mumbai. Here new 1bhk 300 Sq. Ft. Carpet area near station starts from 80-90L. 2bkh 1cr n above. How can someone average salary guy can afford a flat? Aven 4-5km away from railway station location 300sqft. Carpet area 1bhk starts at 65-70L.

Property prices are skyrocketing because 90% residential property is being owned by less than 3% elite class of india. 90% indians cannot afford residenc. This is because of rampant government corruption. Government should lix property to aadhar that will ensure unnamed properties can be identified. Secondly, government needs to create an online database of all properties, ban all property dealers, and list all properties for sale on their website. Whoever wishes to sell has to come to that website, and whoever wishes to buy need to buy from that website. Government need to set collector rates, and sale or purchase has to happen at that fixed rates only. Finally government needs to set a limit on how many Houses one family can own. Any additional purchase of residential property has to be approved by the government.

The houses are really getting expensive now as a result of increasing population/demand and lesser land/house supply. The houses in my area(NCR) are really expensive. In my locality a normal house of 1000-1500 square feet costs arround 1.5 to 3 crores. And there's also a neighbouring colony where the 2500-3000 square ft house costs a whooping 10 crores and above. Same houses were 10-12 times cheaper just 15-20 years ago. The population explosion is really a slow poison which no one is talking about. Also the increasing purchasing power parity of Indians us fuelling this fire! And these prices increase further more in other metro cities like Bengaluru, mumbai.

my father was also in the army and trust me that was the best experience of my life growing up in cantonments I have so many memories man. the contonments are the ideal India the perfect mix of a city and a village you got all the required facilities and most of all PEACE no marriages or any personal functions with DJ and .every building,parks everything was planned the cleanliness was also unmatched and the safety inside cantts was also the best I didn't worry much even while taking a stroll at 3am and changing places every 2-3 years...MAN IT WAS THE BEST LIFE I HAD well this is my perfect motivation to join the indian army

If solutions applied, It would cause property prices to go down slowly which in return would cause losses to ministers who make profits and have black money circulated through real estate, they wouldn't allow those policies to be made or implemented. Not to mention, some rich individuals would also suffer losses who donates these ministers and parties. It's a loop and people will keep suffering.

The issue is not FSI it is part of it, the main issue is the rich constantly acquiring homes in the name of asset in the name of investments instead of actually innovating. Income inequality is the other reason as well. No matter how you look at it, the ultra rich need to pay their fair share of taxes. Believe it or not, that 1 cr rupees apartment are getting sold the moment they are built (sometimes even before it is built). So, it is still affordable. It's not affordable for people like us.

There should be a deterrent for the builders who keep on building and then not selling the property, just holding it. like for example very high property taxes on your houses, which are second or third anything other than which you are living in. In the US, the property taxes for the vacation homes and the extra homes are pretty high so no one will like to keep them just for the appreciation for a few years because they have to pay a lot of property tax to just keep the house vacant

The average basic salary is still 3lpa in India and in some places even less and even a decent house in a good locality starts from 70lakhs, thr housing market is fucked in this nation.

In the Hyderabad equation, it is simple. When the Builder sexts a site to construct 1000 flats, a gated society, 300 flats go to the landowner, and 700 flats go to the builder. High-rise Rise price for construction is about Rs 3000 per sft. Builders who start selling the flat at Rs 8000 per sft. For the Builder to break even, it takes 300 flats.

Back in 2017 when i was 11 , my dad wanted to Buy a plot in Building Which only costed about 3-4 lac without any Extra charges but My Grandmother Urged & stopped my dad from buying those . At that time we weren't that much financially stressed but still could afford 2 plots of atleast 500-960 Sq ft. But my Grandmother stopped my dad from Buying & now years later she wanted a flat at the same location when we Inquired the cost Rose upto 16 Lacs. My Dad & Mom were furious. Even now we can't afford home due to my & sister's study Expenses . That time there weren't any big Expenses like my studies etc. we still regret our decision

In bangalore, i built G+3 in Plot, and later purchased apartment. All done after real-estate boom in 2016. I put lot of hard-work and field-work, LEARNING local language, during my house construction G+3, and months of searching for distressed sale to buy an apartment in AUCTION at cheap price. You dont BUY property by watching Lamenting videos like these, you buy by sheer-hard-work.

My cousin who landed a job in TCS in year 2006 with monthly pay of 24k. He spent 4k for rent and 3k for groceries. He got home loan of 10lakh and bought a plot and was paying 15k Home Loan EMI from first year itself. He actually bought a 2400sqft plot for 15 lakhs, 8kms from his workplace. If people want to live like him in 2025, salary should be easily 40LPA considering the real estate prices, rent and grocery bills. But what are freshers getting ? 4.5LPA which is sufficient to live in 4 shared PG and no savings left after paying education loan.

There are many people who own more than 10 properties. Government should restrict the number of properties a person can hold. Like 2 residential (including plots) and 2 commercial properties per PAN Card. So the effective properties a person can hold can come down.

There are maintenance charges paid by owners in Residential Societies. They cant keep the flats vacant for long. In some places, the maintenance cost is almost 1/6th of actual rent paid.

That's why I don't want kids... But why see when my father have me in 1990s the rent of his shop was 500 rupees and now it's 20000 rupees income is going down and rent is going up... My father said that if this continues to happen then most small businessmen will not survive

Black money has made properties like Bitcoin. In my city builders build apartment buildings literally so that people can just transact their black money in them and reap some profit through rising prices. Someone living in those apartment is never even thought about.

they sell only 70 and keep 30 unsold, they can create a perception that there are only a few apartments left. This makes buyers feel that prices will go up soon, pushing them to buy at higher rates.

Income inequality in India is clearly visible in the difference between the prices of normal commodities and the real estate. In India, normal commodities like ration's price is 1/5th of what it is in countries like Australia but in the same India, house price competes with the prices of High income countries. This happens because normal commodities are consumed by normal people who have limited money whereas a small section of our country has a lot of money and they have inflated the price of land and properties because it is basically a demand supply game. And common people are forced to buy the properties at such high prices.

Same channel was complaining about same problems in UK a few weeks ago lol. But having lived in UK and having worked a below average job for only less than 2 years, I am already building a 5 BHK house in south India. Sure it is much much harder for me to buy a house in UK, it'll take around 2 years to save up advance then another 10 to 20 years to pay mortgage.

At that time we weren't that much financially stressed but still could afford 2 plots of atleast 500-960 Sq ft. But my Grandmother stopped my dad from Buying & now years later she wanted a flat at the same location when we Inquired the cost Rose upto 16 Lacs. My Dad & Mom were furious. Even now we can't afford home due to my & sister's study Expenses . That time there weren't any big Expenses like my studies etc. we still regret our decision

I put lot of hard-work and field-work, LEARNING local language, during my house construction G+3, and months of searching for distressed sale to buy an apartment in AUCTION at cheap price. My cousin who landed a job in TCS in year 2006 with monthly pay of 24k. He spent 4k for rent and 3k for groceries. He got home loan of 10lakh and bought a plot and was paying 15k Home Loan EMI from first year itself. He actually bought a 2400sqft plot for 15 lakhs, 8kms from his workplace. If people want to live like him in 2025, salary should be easily 40LPA considering the real estate prices, rent and grocery bills. But what are freshers getting ? 4.5LPA which is sufficient to live in 4 shared PG and no savings left after paying education loan.

@2:05 Here is something no one is brave or sane enough to enforce. If you are so poor that you cannot afford rent, maybe don't have kids. The issue of sever poverty can be fixed in one generation by stopping(Educating) poor people from having kids.

There are maintenance charges paid by owners in Residential Societies. They cant keep the flats vacant for long. In some places, the maintenance cost is almost 1/6th of actual rent paid.

Income inequality in India is clearly visible in the difference between the prices of normal commodities and the real estate. This happens because normal commodities are consumed by normal people who have limited money whereas a small section of our country has a lot of money and they have inflated the price of land and properties because it is basically a demand supply game. Same channel was complaining about same problems in UK a few weeks ago lol. But having lived in UK and having worked a below average job for only less than 2 years, I am already building a 5 BHK house in south India. Sure it is much much harder for me to buy a house in UK, it'll take around 2 years to save up advance then another 10 to 20 years to pay mortgage.
